Construction

The RdSAP survey looks at the age of the property, building construction and dimensions. 

Insulation

Insulation levels will be assessed to determine the heat demand of the property. Assumptions will be made where insulation cannot be seen. 

Heating Systems

Our assessment will look at the property's current heating system and water heating. 

Renewables & Lights

Existing renewable systems will be included in the RdSAP software. Lighting in the property will also be counted and categorised.

Recommendations

After the survey you will receive recommendations on how you can improve the energy efficiency of your home. We will also provide FREE independent advice regarding energy grants that you can access to help pay for energy saving measures. 

How can you improve your EPC? 

A home with a good EPC rating will require less energy to heat and light, meaning it will be cheaper to run. This is beneficial to the occupants, and can make the property more appealing to potential buyers or new tenants. 

The bullet points below list some things you can do before our visit to improve the outcome of your EPC assessment...

  • Change all lighting to low energy bulbs - This is a cheap and effective way to improve your EPC rating. 

  • Find insulation installation documentation - If you've had insulation added, but it has now been covered with render or boarded up, your EPC assessor will need to see evidence in order to include it in the RdSAP software. If evidence is not available, the assessor must select "unknown" or "as built" which can reduce the EPC score. 

  • Find window installation documentation - Often windows will have a date stamp, between the panes, indicating when they were manufactured. However, if your windows do not have this, and they were manufactured after 2002, you will need to provide documentation so that we can evidence this in our survey.

What are landlord's obligations?

All rented properties must have a valid EPC, with a rating of E or above. However, this is due to be increased to a rating of C or above in 2030. 

How long do EPCs last?

Energy Performance Certificates (EPC) are valid for 10 years. 

How much does an EPC cost? 

We price all our assessments individually, based on the property size and construction. Typically, our EPCs range between £80+VAT and £120+VAT. 

Why might I need an EPC?

An EPC will be required for a range of reasons. Typically, a new EPC is completed when a home is being put on the market or the occupant is looking to access an energy grant.
